Survey, site planning, civil engineering, traffic engineering, and environmental services were provided for this development on the east side of State Road 7 (441), just north of Lantana Road, in unincorporated Palm Beach County. The property had no prior development approvals. The proposed development consisted of a 130-bed Congregate Living Facility requiring the processing of a Small Scale Comprehensive Plan Amendment to change the existing land use designation and a rezoning to the Planned Unit Development Zoning District, to achieve the desired density. Additionally, a final Development Review Order application was required for site plan approval.

The development includes a stormwater management system, gravity sanitary sewer, and a public water main. Abandonment of an FPL easement across the canal, as well as the conversion of a 45-foot Lake Worth Drainage District Canal reservation to a 45-foot easement, was required. Design and permitting of all civil services were provided through the various agencies, including South Florida Water Management District, Lake Worth Drainage District, FPL, Palm Beach County Water Utilities, and FDEP.
