The owner of a vacant site near Greenacres wants a density increase for a new multifamily complex in exchange for building some workforce housing.

On July 9, the Palm Beach County Zoning Commission will consider the application by 2081 S Haverhill Rd LLC, managed by Maher Hanna in Boca Raton. The site plan calls for a 71,412-square-foot project with 56 units and 136 surface parking spaces. It would have two buildings, each of them with 28 units in three stories.

The project would be called Aviera GreenWantman Group’s Jeff Brophy, who represents the developer in the application, wasn’t available for comment.

The developer requested a density increase of 19 units in exchange for restricting 12 units as workforce housing, limited to residents making no more than 140 percent of area median income.

Aviera Green would have 22 one-bedroom units and 34 two-bedroom units.

The 3.28-acre site is located at 2081 S. Haverhill Road, just south of Forest Hill Boulevard. The developer acquired the property for $1.02 million in 2017.
