Elm-Seneca Street Parking Garage Restoration

Project Details

The Elm-Seneca Street Parking Garage, which was constructed in 1975, is a two-bay structure configured as a double helix that provides approximately 560 parking spaces. The garage is composed of six elevated levels and one slab-on-grade level. The slab-on-grade level consists of retail space at the northeast corner and public facilities/storage located at the south end of the structure. A mezzanine level is located above the public facilities/storage at the south end and consists of commercial office space. 

The structural system consists of cast-in-place post-tensioned, one-way slabs spanning north to south, supported by cast-in-place, post-tensioned beams spanning east to west cast-in-place columns. The garage’s exterior/perimeter consists of reinforced concrete masonry bumper walls with barrier strand guardrails along the interior column line. 

WGI performed a condition appraisal of the parking garage to review the garage’s condition and make recommendations for repair and maintenance. Our review focused on identifying deterioration and damage to the concrete structure and waterproofing systems. We produced a report complete with findings, conclusions, and restoration recommendations.
