WGI performed a Property Condition Assessment for the Asheville Outlets retail center. The Asheville Outlets retail center conversion to an open-air Outlet Mall was completed in 2015. The site has an approximate area of 60 acres which includes the Outlets, Dillards Department Store, and Sportsman’s Warehouse. The Property Condition Assessment provided a review of the surface parking lot, hardscape, roofing, and exterior façade, and building envelope materials. WGI has provided an estimate of probable repair and maintenance costs for the Retail Center for a ten-year period.

Project Highlights

• Reviewed surface parking lot for 2,282 parking spaces.
• Reviewed 6 roofs with TPO membrane systems, copings, flashing and mechanical curbs.
• Reviewed exterior façade of retail buildings which included aluminum storefronts and sealant installation.
• Followed guidelines described in ASTM E-2018 Standard Guide for Property Condition Assessment.
