Broad and Chestnut Street Conversion Parking Structure Financial Feasibility Study

The intersection of Broad Street and Chestnut Street was the center of commercial activity in the early 20th century, but when the office core began shifting toward Market West in the 1960s, the office buildings on Chestnut Street were left behind—underutilized or vacant.

A fire devastated the area in 1991, further weakening Chestnut Street. Boarded up commercial frontage damaged in the fire created a dead zone along much of the street.

Despite its past failures, the Broad and Chestnut area is on the verge of a revival. Chestnut Street is converted from a pedestrian mall back into a conventional city street to improve traffic flow. Some buildings are undergoing renovations. Others are being converted into residential units and mixed-use developments.

As part of the revitalization efforts, WGI was retained to study options to convert four floors of an existing office building into a parking facility that would service residential buildings.
