Coral Lago is a 186-unit single family residential community located at University Drive and Sample Road in Coral Springs, FL.
The site was formerly part of the Broken Woods golf course and was part of a larger master plan which included the adjacent Reserve at Coral Springs community to the south. As a consultant for K. Hovnanian Homes, WGI provided planning, environmental, and landscape architecture services.
The project includes a range of housing options that give opportunities to a wide demographic. The plan took into account surface water needs and utilized existing and proposed water and open space as a means to mitigate existing views from residential neighborhoods. One of the main considerations in the design of this project as a public benefit was the mitigation of open space above and beyond the requirements of the City of Coral Springs.
After the Broken Woods golf course closed in 2003, WGI secured a Future Land Use Amendment and Rezoning approval in the City of Coral Springs to convert the golf course into a residential development. In developing the plan, criteria required for the National Association of Home Builders (NAHB), National Land Development Certification (NLDC) were utilized. This national green building standard is approved by the American National Standards Institute (ANSI), and is a consensus-based standard, providing a menu of green building land practices for developers to plan ‘green’ communities. These practices, when employed in land design and development, reduce the potential environmental impacts of the residential community.
Through careful consideration of the comments received from City staff, Commissioners and residents the WGI team secured entitlement for the property and advanced the project from master plan to a realistic redevelopment plan.
