The Liongate Apartments has a 2-level parking garage with the apartment building above. The precast parking structure is a field-topped double-tee system supported by concrete walls and precast inverted tee beams and columns. The garage floor surface was not effectively deterring moisture infiltration nor adequately supporting a waterproofing material. The plaza waterproofing had aged, and there were moisture leaks at isolated locations. 

Later, WGI developed construction documents and assisted the Owner through a negotiation process and the construction process itself. The repairs were limited to structural repairs identified in the previous condition assessment. 

WGI performed a condition assessment of the structure, providing recommendations for repair and cost projections.
