River City Entrance Drive Plaza Restoration

The Entrance Drive at River City provides pedestrian access to the mixed-use residential and commercial building. It also provides an off-street pick-up and drop-off area and temporary vehicle standing areas. It’s a supported structure located above Commercial space at the lower level; the original plaza system consisted of membrane waterproofing, insulation, and a combination of concrete and brick paving.

Constructed in 1983, the plaza was at the end of its useful life and exhibited widespread leaking into the commercial spaces below. The Owner required a durable repair and an updated layout to improve the aesthetics of the building’s main entrance. Careful work phasing was required to ensure pedestrian access to the entrance at all times during construction.

WGI designed a repair program to address the failed membrane and coordinated with a Landscape Architect to provide an updated layout. Traffic analysis was performed to assess an additional pass-thru drive lane’s viability to improve the drive’s function, which was ultimately incorporated into the design.

This project required close attention to phasing to minimize leaking into the commercial space below and ensure pedestrian access to the lobby at all times during construction. We worked closely with the Owner and Contractor during construction to keep the project on schedule and provide sufficient notice for changes in the pedestrian traffic pattern. Ultimately, the project provided a new state-of-the-art waterproofing system that was delivered on schedule and within budget.
