WGI has completed Phase 1 of the project, providing a condition assessment of the structure with estimated repair costs. The concrete members exhibited widespread deterioration throughout the structure resulting primarily from corrosion of the embedded reinforcing steel. Overall, approximately 15% of the concrete slabs at the P1 and Executive Levels have deteriorated. 

Repairs, which will be phased over three years to accommodate the owner’s budget, include: 

• Rout and seal all slab cracks and joints to prevent moisture infiltration. 
• Inject leaking wall cracks with a urethane grout. 
• Replace corroded and cracked drains and piping. 
• Replace cracked and deteriorated concrete wheel stops. 
• Replace corroded or missing pipe hangers. 
• Repair, clean, and coat corroded steel framing around the overhead doors. 
• Install new pavement markings following the installation of the deck coating system.
