Bridge Street Town Centre Property Condition Assessment

WGI performed a Property Condition Assessment for the Bridge Street Town Centre located in Huntsville Alabama. The Bridge Street Town Centre is a lifestyle center that was completed in 2006. The site for Bridge Street Town Centre has approximately 550,000 sf of retail use, two hotels, a movie theater, and office tower. The Property Condition Assessment provided a review of a two- and three-story parking garage, surface parking lot, hardscape, roofing, and exterior façade and building envelope materials. WGI has provided an estimate of probable repair and maintenance costs for the Retail Center for a ten-year period.

Project Highlights

• Reviewed surface parking lot for 5,074 parking spaces.
• Reviewed a three-story precast concrete parking garage and two-story post-tension concrete garage.
• Reviewed 21 roofs with multiple membrane system types, copings, flashing and mechanical curbs.
• Reviewed exterior façade of retail buildings which included aluminum storefronts and sealant installation. • Reviewed hardscape which included, stamped concrete, pavers, planter walls, balusters and guardrails. • Followed guidelines described in ASTM E-2018 Standard Guide for Property Condition Assessment.
