The DeCarlo Varsity Gymnasium is a two-story clay brick masonry clad building on the John Carroll University Campus in University Heights originally constructed circa 1965. An exterior stairwell is located at the northwest corner of the building. The plaza at the top of the exterior stair is constructed of stone pavers in a bed of mortar over an asphaltic waterproofing membrane applied directly to the structural slab. The perimeter stairwell walls consist of clay brick masonry with a concrete masonry (CMU) backup and a multi-wythe clay brick masonry parapet. One-way cast-in-place concrete joists support the structural slab.
WGI performed a condition survey of the cast-in-place concrete structure, the exterior stairwell walls, and the plaza to review the waterproofing condition and make recommendations for the repair and maintenance of the exterior stair plaza. Our review focused on identifying deterioration and damage to and developing conceptual repair recommendations for the cast-in-place concrete structure, the exterior stairwell walls, and the plaza waterproofing system. WGI produced a report with recommended repairs to the plaza and exterior walls and the probable repair cost’s associated opinion.
