Lively Lane

In the heart of Central Texas, San Marcos introduces a new chapter in urban living: Lively Lane.  

This thoughtfully designed community reflects a harmonious blend of modern convenience and environmental sustainability – Developed by Carson Properties, the project embodies collaboration and innovation, showcasing the power of partnerships between WGI and Colorspace Architecture + Urban Design.  

A Vision of Sustainability and Connectivity

Lively Lane transformed a once-vacant parcel of land into a vibrant, multifaceted neighborhood.  

The development features 30 for-sale live/work townhomes, 20 on-street parking spaces, pedestrian-friendly sidewalks, and lush streetscape landscaping. Sustainability is woven into every aspect of the design, including the integration of pervious pavers, bioswales, and rain gardens, which work to minimize environmental impact and support the local ecosystem.  

Beyond its sustainable design, Lively Lane offers unparalleled connectivity.  

Located just off Interstate IH-35, the community provides residents with easy access to all the perks that the city has to offer. From the gentle flow of the San Marcos River to the bustling Texas State University campus, the neighborhood seamlessly integrates urban convenience with natural serenity.  

WGI’s Role: Transforming Vision into Reality

WGI played an integral role in bringing Lively Lane to life through a multidisciplinary approach that combined expertise in civil engineering, MEP engineering, and landscape architecture – With our multidisciplinary team effectively collaborating to ensure that every detail of the project was designed to achieve both functionality and aesthetic appeal.  

• Civil Engineering: WGI designed the site’s layout, grading, utilities, and water quality systems, ensuring that the development met rigorous standards while maintaining its harmony with the surrounding environment.
• Landscape Architecture: Our team selected materials and plantings that framed each townhome with natural beauty, creating a welcoming environment that invites residents to connect with their surroundings.

This holistic approach allowed WGI to support Colorspace Architecture + Urban Design’s vision of creating a neighborhood where urban living and natural elements are integrated seamlessly.

Life at Lively Lane is versatile and vibrant, offering something for everyone.   The live/work townhomes cater to residents balancing professional and personal pursuits, while private fenced gardens provide spaces for relaxation or social gatherings. The proximity to local parks, water attractions, and outdoor recreational opportunities makes Lively Lane an ideal location for students, professionals, and families alike.  

With Phase I of the project completed, residents have already begun enjoying their new homes. Phase II, currently under construction by Woolsey Construction, is set to be completed by mid-2025, bringing even more opportunities for new homeowners to join this thriving community.
