Project Transitions Burnet Place

Project Details

WGI partnered with Project Transitions to engineer and design Burnet Place, a supportive and affordable 61-unit apartment community at Burnet Road and Highway 183 in North Austin. The development serves individuals living with HIV who are at risk of homelessness, delivering stable, dignified housing across three stories. Residents have efficiency units and a shared courtyard with garden areas, seating for groups and individuals, and a lawn for community events.

Our civil team led the site work from start to finish, overseeing demolition of the existing building, designing new water and wastewater utilities, and completing site paving, grading, and drainage. Working closely with the City of Austin, we secured site development permit approval. The team addressed limited on-site grade change and the lack of underground storm infrastructure on Brockman Street by designing a full-infiltration rain garden to treat eastern stormwater runoff, routing it around the building to Burnet Road.

WGI also provided MEP engineering focused on sustainability and occupant comfort. The building incorporates high-efficiency HVAC and lighting systems that reduce energy use and operating costs while improving the indoor environment. Instantaneous water heaters deliver on-demand hot water without bulky storage tanks, preserving space and ensuring dependable performance.
