The Route 122 Condominiums were constructed in 2006/2007. The building is six stories tall and contains 48 luxury residential units ranging in size from 1,800 to 2,400 square feet. The basement includes parking for 48 cars (open-air space), storage lockers, and a trash collection room. The cast-in-place concrete structure consists of post-tensioned 8” thick slabs supported by conventionally reinforced columns and retaining walls at the typical floor and the roof, a conventionally reinforced slab and beam system first-floor deck, and a 5” thick slab-on-grade at the basement level. The building is supported on concrete spread footings.
WGI completed a condition appraisal of the building facades and the exposed reinforcing steel at the uncompleted West Condominium. Estimated financial projections for repair and maintenance recommendations for the building facades were provided.
