WGI was contracted to complete a Traffic Impact Analysis for a proposed gas station with a convenience store at the northwest corner of S Frio Street and San Fernando Street in San Antonio, with access proposed to both adjacent streets. The 10th Edition of the Institute of Transportation Engineers Trip Generation Manual was used to estimate the number of trips generated by the project. These trips were distributed over a 1.5-mile radius. In the analysis, unique conditions of the surrounding area were considered and factored into trip distribution.
The analysis considered traffic impacts on the surrounding roadway network and circulation considerations within the site. Additionally, the analysis included considerations for truck access. Creating turning templates to show how trucks could enter and maneuver through the site. It was determined that due to the size of the site, only one truck would be able to access the site at a time. In addition, WGI successfully negotiated a joint access easement with the adjacent City-owned property, without which the project wouldn’t have been viable.
One unique challenge with this site was the ambiguity pertaining to the ownership of the tract. WGI did extensive title research, including ownership and lease information dating back to the late 80s. When brought to the City’s attention, replatting of the three tracts in question was initiated to establish ownership of each tract. This project demonstrates WGI’s ability to thoroughly address elements of site planning beyond traffic.
