Southfield Town Center Limited Parking Analysis/Parking Structure Allocations Study

Project Details

Southfield Town Center is an office park development with over 2,400,000 squarefeet of building space. It also features a 363-room Westin Hotel within the complex, independently owned but utilizes Town Center parking and roadway assets. The Town Center complex has four parking structures and several surface lots.

Although the center does not currently have a parking shortage, it is significantly short of the parking spaces necessary to comply with the City of Southfield’s zoning ordinances.

Scope of Services:

• Review the parking allocation for the office park
• Review the functional layout within the gages and surface lots to determine effective ways to increase parking
• Conduct a supply/demand study to compare on-site vehicle counts and detailed building occupancy with land-use information
• Quantify the parking ratios and create a logical basis for granting parking variance for each office tower
