The Three Parkway Building, constructed in 1970, is a 20-story commercial office building in downtown Philadelphia, Pennsylvania. The building consists of a cast-in-place concrete frame supported by a caisson foundation. Elevated floor and roof decks are constructed of cast-in-place 2-way joists (waffle slabs). The tower’s exterior walls consist of clay brick masonry, a concrete masonry backup, and punched aluminum framed windows and ground-level storefront windows. The parapet walls are constructed of sloped brick masonry at the main roof and penthouse roof.
WGI was retained to perform an updated condition survey and evaluation of the exterior walls at the Three Parkway Building to identify repair needs. We observed spalled, cracked, and displaced brick masonry, faulty through-wall flashing, corroded lintels, and suspected deficient brick ties. WGI produced a letter report with recommended repairs to the exterior walls and the probable repair cost’s associated opinion.
