The Waterford Condominiums, constructed in 1974, consist of an 18-story tower located over a three-level below-grade parking garage. The tower’s exterior walls consist of a combination of precast concrete wall panels, exposed cast-in-place concrete, painted wood fiber infill panels, and aluminum framed windows and doors. Cast-in-place post-tensioned concrete balconies are located on all four elevations of the tower.
WGI performed a review of the Waterford Condominium Building’s balconies and exterior walls to identify restoration needs. We observed cracking and spalling of the soffits and vertical faces of the existing cast-in-place concrete balconies and the precast concrete wall panels, failure of previously installed concrete patches, corrosion of exposed reinforcement, corrosion of embedded railing posts, open sealant joints between wall panels, and open sealant joints at window perimeters and wet sealant joints. We produced a report complete with findings, conclusions, and restoration recommendations. WGI completed the design and bidding services for the recommended repairs. WGI is currently performing Construction Administration services for construction phases over four years.
