An exciting transformation is underway in the Heart of Boynton Beach, Florida!
The Cottage District Affordable Workforce Infill Housing Project is more than a housing development – it’s a bold step toward lasting community impact, bringing quality, attainable homeownership to working families in one of Boynton Beach’s most dynamic and evolving neighborhoods.
Located on a 4.6-acre site just east of N. Seacrest Boulevard and between NE 4th and 5th Avenues, this infill redevelopment project is about to breathe new life into vacant, BBCRA-owned land that has long been identified as a catalyst for revitalization.
Designed with Purpose
Backed by a $3.3 million investment from the Boynton Beach Community Redevelopment Agency (BBCRA), the Cottage District is the realization of a vision outlined in the agency’s 2016 Community Redevelopment Plan.
That vision? To create equitable housing opportunities while strengthening the fabric of the Heart of the Boynton Beach community.
The site, located in a federally designated Opportunity Zone, is uniquely positioned to deliver both economic and social return – By transforming vacant land into a vibrant residential neighborhood, the BBCRA and its partners are actively addressing housing affordability while fostering long-term neighborhood growth.
What’s Coming to the Cottage District
The approved site plan includes 41 for-sale, owner-occupied homes:
- 19 single-family detached units
- 22 townhomes
Each home will offer at least three bedrooms, two bathrooms, and a one-car garage, ranging in size from 1,447 to 1,822 square feet. But the vision doesn’t stop at individual homes…
The neighborhood is also thoughtfully designed to support a high quality of life, with features and enhancements such as:
- A pocket park for recreation and connection
- 181 new trees to strengthen the urban canopy
- Street lighting and on-street parking for safety and access
- Five-foot sidewalks to promote walkability
- Comprehensive landscaping for curb appeal and comfort
These homes will be sold through Palm Beach County’s Workforce Housing Program, with pricing targeted at households earning 60% to 100% of the Area Median Income (AMI), ensuring accessibility for Boynton Beach’s essential workforce.
A Partnership Built for Impact
At the heart of this project is collaboration.
In 2023, the BBCRA selected Pulte Home Company, LLC to lead the development following a competitive selection process. Just a few months later, in early 2024, the site plan received formal approval from the Boynton Beach City Commission – clearing the way for groundbreaking.
Construction is set to begin later this year, kicking off a two-year timeline that will bring this long-envisioned project to life. With approvals secured and site preparations underway, the Cottage District is shifting from planning to progress, turning a bold vision into a built reality.
