Following years of failed negotiations with the neighboring communities, WGI was chosen by the owner/developer to negotiate an acceptable design for the proposed golf course conversion for the development of 252 residential units and a Type I, 6-bed, Congregate Living Facility (CLF). The approximately 129 acre site is located within the Boca Del Mar PUD. The 252 residential units included a mix of 92 multi-family units, 45 townhouse units, and 115 single-family, zero-lot-line units. Previous requests to amend the existing golf course were not approved due to concerns related to insufficient amounts of open space between current and future homeowners on land currently occupied by the abandoned golf course. Additionally, previous attempts to provide infill development on the course were insufficient with regards to their deviations from the community’s master plan
and its goals for optimizing the amount of public open and recreational space. The negotiated proposal sought to validate the concerns established for the abandoned golf course by presenting an expanded amount of maintained open and recreational space while at the same time providing an opportunity for new residents to enjoy the community’s assets in a manner that would not affect existing residents of the PUD.
Within one year of the initial submittal to Palm Beach County, WGI obtained approval by the Board of County Commissioners for the proposed golf course conversion project. WGI provided planning, public outreach, master planning, site planning, and traffic engineering services.
