In the heart of Austin’s iconic South Congress (SoCo) corridor, the Music Lane Mixed-Use Development stands as a defining example of how thoughtful engineering and design can transform underutilized property into a vibrant, people-centered destination. Once home to single-story retail buildings and aging commercial structures, this 2.1-acre site has evolved into a dynamic urban hub blending office, retail, hospitality, residential, and public space into one cohesive environment. 

WGI played a critical role in shaping this transformation, delivering integrated civil and traffic engineering expertise alongside site development permitting and construction-phase support to ensure the project met its ambitious vision while responding to the realities of dense urban infrastructure. 

Project Overview: A New Model for Mixed-Use Urban Development 

Music Lane is a multi-building mixed-use campus that brings together approximately 300,000 square feet of commercial and amenity space across four architecturally distinct structures. At street level, restaurants and retail storefronts activate the pedestrian realm, while creative office spaces and hospitality uses rise above, supported by a multi-level underground parking facility designed to maximize land efficiency in a highly constrained urban footprint.

The development prioritizes walkability and placemaking through shaded courtyards, interconnected paseos, rooftop terraces, and outdoor gathering areas that encourage visitors to linger and engage. By extending pedestrian pathways deeper into the site, uniquely moving between different uses, the project creates a seamless transition between South Congress Avenue and interior public spaces, reinforcing its role as a destination rather than a pass-through property.

South Congress has long served as one of Austin’s most recognizable cultural corridors, known for live music, boutique retail, and local dining experiences. Over the last several decades, the district has steadily evolved from a vehicle-oriented commercial strip into a walkable urban neighborhood shaped by density, character, and creative identity.

The redevelopment replaced low-intensity uses with a high-performing mixed-use environment that supports economic growth while preserving the area’s eclectic charm. Site Development Permitting and Regulatory CoordinationGiven the project’s complexity, approvals were segmented into multiple permits addressing private development and public right-of-way improvements separately. WGI led coordination with reviewing agencies to streamline approvals and maintain project momentum.
