In the realm of Commercial Real Estate, due diligence is the process by which a prospective buyer scrutinizes and evaluates a potential land acquisition. Fundamentally, due diligence conducted by the key practices, accounting/financing, legal, and environmental, are retrospective reviews meant to identify liabilities that a prospective buyer doesn’t want to assume.

In urban, suburban, and even marginal rural communities, it has grown more difficult to find well-positioned property that is void of historical use and activities equating to environmental impact.

We will discuss a means of conducting Strategic Environmental Due Diligence, whereby a prospective purchaser may consider a risk-management approach to property acquisition. We will also discuss how Strategic Environmental Due Diligence advances the investigation and evaluation to assess the risks relative to planned development, calculates associated costs to address those risks, and incorporates those costs into the ROI.
