WGI, in partnership with the Prospect Real Estate Group, has undertaken a redevelopment project in the Flagler Village neighborhood of Downtown Fort Lauderdale, FL. The project, better known as Advantis Station, is a 12-story residential building offering both structured parking and accessible commercial space.
Advantis Station boasts over 250 units and approximately 1,200 square feet of commercial space, with frontage on NE 3rd Avenue and Sistrunk Boulevard. More notably, however, there are four ground floor units designed for “live/work,” allowing for small business owners to have a separate commercial space within their apartments.
To gain approval for the redevelopment of this 1.42-acre site, WGI worked closely with the client to provide a Level III Site Plan with conditional use and a parking reduction order. In addition to assisting with the application process through the City of Fort Lauderdale, our team of experts were proud to provide the following suite of multi-discipline services throughout the Advantis Station project:
Prior to breaking ground in October of 2022, WGI was tasked with addressing the potential concerns surrounding the risk of developing a risky site in relation to a historic gas station that was in use dating back to the 1970s. As there was no record of the gas station’s proper closure, WGI’s experts in Subsurface Utility Engineering (SUE) were tasked with determining if the underground tanks had been properly removed prior to construction getting underway.
Now under construction, Advantis Station is a true testament to WGI’s capabilities as a full-service, multidisciplinary firm. Having successfully provided the expertise and resources needed to overcome this project’s every challenge, we were able to provide meaningful solutions, resulting in the approval for development. Advantis Station is set to undoubtedly transform this site into a high-quality, enhanced multi-family community with a plethora of high-quality amenities and benefits.
