Lakeside Village is a 165-acre mixed-use development situated along the shores of Lake Grapevine in Flower Mound, TX. The project is currently underway and will be one of the largest developments in southern Denton County.
Located within the heart of Dallas-Fort Worth and only five minutes from the DFW airport, Lakeside Village will offer retail shopping, restaurants with terraces overlooking the lake, Class-AA office spaces, a wedding chapel, public parks, an amphitheater, luxury hotels, and a variety of residential options all encapsulated within a walkable community along the pristine shores of Lake Grapevine.
Partnering with the master developer, Realty Capital, and designer, Merriman Anderson Architects (MAA), WGI will be providing structural engineering services for the final phase of this lakeside development; a 500 million dollar development that will bring three new structures to the community including, a high-rise apartment tower, a luxury hotel, and an office tower.
Terranea Tower will be the second residential tower within the Lakeside Village Development. Joining the Lakeside Tower condominiums, which opened last year, Terranea will be the first luxury rental high-rise built in this development.
The 16-story, 565,600 square foot opulent residential tower will front the new square with ground-level retail stores and will contain more than 200 single-level apartment units, penthouses, and a handful of townhomes with private parking.
With reflections of Spanish Mediterranean architecture, apartments within the tower will have luxury finishes, spaces, and amenities, providing residents the benefit of enjoying captivating views of Lake Grapevine from their private balconies.
An elevated deck overlooking Lake Grapevine with a pool, spa, and outdoor spaces to gather, a state-of-the-art fitness center, virtual golf booth, dog wash, and a resident lounge with bar and gaming area are just some of the luxurious amenities residents will have awaiting them at Terrenea.
There will also be a five-story parking garage on-site for residents and guests, with approximately 519 parking spaces.
The structural engineers at WGI will apply cast-in-place concrete with post-tensioned floors at the garage and residential levels and steel with composite decking at the townhomes.
Terrenea at Lake Grapevine is currently heading into construction and is planned to open sometime in 2024.
Hotel Miramar, a 134,000 square feet, 12-story boutique hotel will also be joining the Lakeside Village development, with groundbreaking scheduled for the last quarter of 2022.
Unlike any other hotel currently in the Dallas-Forth Worth area, The Autograph Collection Hotel by Marriott will feature 181 guest rooms and suites with lake view balconies. 21 luxury residences will also occupy the top three floors of the hotel, all with unobstructed views of Lake Grapevine.
Hotel amenities will include a resort-style rooftop pool and terrace, spa, fitness center, lounge, restaurant, ice cream shop, ballrooms, and a water sports concierge service.
WGI’s structural engineering team chose to utilize cast-in-place concrete construction for the parking structure and flat plate, post-tensioned construction for the hotel.
Next door to Hotel Miramar will be a six-story, Class AA office building totaling 131,000 square feet, that will physically connect to the hotel, offering convenient access to shared amenities, such as an outdoor pool and terrace, spa, fitness center, ballroom, large meeting rooms, and even a private social club.
To support the number of anticipated guests, a 340,100 square foot parking garage with three levels of below-grade parking will accompany the office building.
The office building will be built with cast-in-place concrete with pan joists and post-tensioned girders.
Hotel Miramar and 3301 Sunset Boulevard will break ground simultaneously and completion is expected in the third quarter of 2024.
