The 24th Street Student Housing Development includes a mixed-use high rise, delivering 552 units and 1,448 beds and other retail components on the ground floor. The Development serves the University of Texas West Campus submarket and is within walking distance of the main campus providing convenient access to the student population.
The project also falls within the City of Austin’s University Overlay District, experiencing an increase in the number of high-rises and student based housing. The Development is encouraged by the Austin City Council, which promotes high-rises near campus because of a recent loss of affordable student housing.
WGI provided the City of Austin site development permit plan set and worked closely with the design team to adhere successfully to the development plan. WGI also provided structural and civil engineering design. Due to this being a student housing multi-family project, we needed to hit critical deadlines to ensure that the units were delivered on time for the upcoming school year.
We provided schedules and updated them periodically throughout the project’s life to demonstrate to the client what tasks were completed, underway, and ahead. Also, this project utilized a specific permitting method within the City of Austin called ‘Fast Track’ permitting. This strategy allowed us to initiate the demolition of the existing facilities and construct the dry utilities (electric, telecom, and gas) in an early package that prepared the site for the next phase of full construction.
