Former Lone Star Brewery to Transform Into San Antonio’s Newest “All-Day District”

Midway and GrayStreet Partners are teaming up to transform one of San Antonio’s most unique landmarks, into the city’s newest “all-day district”; dubbed Lone Star District. Sitting vacant for over two decades, the historic Lone Star Brewery and cluster of buildings that make up the 32 acre site along Lone Star Blvd, remain an iconic part of the Alamo city.
“Location, Location, Location!”
Bordering the San Antonio river and just 1.5 from downtown, the new Lone Star District will be situated within the city’s vibrant Southtown Arts District, as well as conveniently located amidst some of the most desirable residential neighborhoods in the city.
The district will include a mix of apartments, offices, restaurants, bars, shops, art and more, curating a live-work-play lifestyle that will revolutionize mixed-use developments nationwide.
Community and People-Oriented Focus
Focused on creating an authentic community gathering space, the design features a walkable environment including open air plazas, pocket parks and entertainment venues.
Multiple access points will provide greater connectivity for pedestrians and bikers to the surrounding neighborhoods, with hopes of creating a regional connection to the larger community and revitalizing this historic area of San Antonio once again.
Multi-Phased Approach
The mixed-use complex is scheduled to be developed over the next ten years and in multiple phases. The revitalization includes plans to preserve and renovate existing historical buildings, add new buildings and roads, as well as improve access and connect to the miles of existing trails along the San Antonio River.
Phase one contains a pedestrian-friendly mix of 250 residential apartment units, 100,000 square feet of office space and 50,000 square feet of retail and open-air plazas, all situated on 12 acres directly south of Lone Star Boulevard.
The first phase is scheduled to kick off later this year with completion expected sometime in 2025. Midway and GrayStreet Partners are currently working on master-plan options for the remaining 20 acres of the site directly south of the first phase.
