The Towers of Kenwood (formerly Bank One) parking structure – originally constructed in 1987 – is of filigree panel construction with three supported levels and one grade level for parking. The total parking area is approximately 400,000 square-feet. Two office towers are located on top of the garage; therefore, the garage had to remain in service at all times.
The structure was in moderate condition but was showing evidence of deterioration due to corrosion damage from deicing salts and water leaking through precast panel joints and cracks in the topping slabs.
WGI designed extensive partial-depth slab repairs, including overhead repairs and concrete repairs to beams, columns, and walls. New sealants were installed at all construction and control joints in the topping slab and at joints between exterior precast wall panels. New supplemental drains were installed in poor drainage areas.
An existing traffic-bearing waterproofing membrane on the plaza level was “recoated” with a heavy-duty system to better protect against extreme exposure to weather, and a surface penetrating sealer was installed on the covered levels of the garage to slow future ingress of chlorides and moisture into the slab.
The plaza level’s existing planter areas were removed, the area re-waterproofed, and a new pedestrian plaza surface was installed.
