The Town of Greenwich Town Hall parking structure is constructed of cast-in-place concrete and contains one level of on-grade parking and 1-1/2 supported levels. The parking structure has been in service since 1984 and contains approximately 280 parking spaces.Â
WGI completed a condition appraisal to assess its general condition and provide the owner with recommendations for initial repairs, anticipated future repairs, and maintenance necessary to maintain the facility’s integrity. The report outlined a number of issues impacting the durability of the parking structure, noting the following items of concern: open concrete spalls; loose overhead concrete; exposed post-tensioning tendons; loose grout pockets (stressing pockets); deteriorating brick walls surrounding the stairs; failed expansion joint and isolation joint seals around the perimeter of the upper level; the lack of waterproofing membrane; and other miscellaneous items. A preventative maintenance plan was recommended to include the repair of damaged mortar joints, the addition of a restriction bar at the entrance, and the application of a penetrating surface (waterproofing) sealer. WGI developed construction documents in 2006 for construction in 2007/2008.Â
